Financial benefits
Sanctuary Victoria Point uses a land-lease model, which allows residents to enjoy the freedom of owning a home without some of the traditional costs.
Residents own their homes but lease the land they live on from Ingenia with a site fee; so they avoid ongoing costs like council rates, strata and body corporate fees, as well as stamp duty.
It also means that, in many cases, residents receiving a government pension are entitled to rent assistance, which contributes to their weekly site fees.
“Unlike the traditional retirement village model if they choose to sell in the future, residents will not be charged exit fees or a deferred management fee (DMF) and are eligible to keep all potential capital growth,” Blumfield adds.
