1. Understand your wants and needs

Options abound for people who are downsizing. It’s worth spending some time to understand your options and find one that suits you.

Ingenia Lifestyle keeps it simple. All our communities operate under the land lease model, which means you own your home, while renting the land.

It’s a proven, transparent, and straightforward process built on solid legislation. Land lease communities are designed for people who no longer want or need a large family home and simply want an easier life. Residents enjoy the health and wellbeing benefits of community living while living independently, with complete freedom and financial autonomy.

2. Choose an ideal community

3. Find your perfect home

Whatever your preferences and personal circumstances, we’re perfectly placed to introduce you to your new home.

Ready to move now? Great. Let’s talk budget, lifestyle, and aesthetics. We have a range of brand new and established homes you can move into right away. We can help you with advice, pictures, tours, everything you need to make an informed and confident decision.

4. Attend to the paperwork

At Ingenia, we make the documentation as simple and straightforward as possible. But we do recommend engaging a solicitor, so you can stride forward with total confidence in your decision.

A contract for purchasing your home will be sent either digitally or in hard copy for you to review and sign by a nominated time, along with an approximate settlement date. You will be asked for a deposit to secure your home, and remember, because you lease the land, there is no stamp duty to pay.

You will also be issued with a Residential Site Agreement, the lease for the land your home is on. It outlines the community rules for your perusal and agreement.

5. Get to know your new neighbourhood

If you’re buying a new home off the plan, you’ll receive updates on how the construction is coming along. Before settlement, you will be offered the opportunity to ‘walk-through’ your home with a member of your community support team. 

As soon as you’ve signed your contract and the Residential Site Agreement, you become a part of your chosen community. That means you are welcome to attend community events, meet your neighbours, and get a feel for your new life.

6. Move in and get started on your new life!

Settlement on an Ingenia Lifestyle home is quite like any other – but less complicated.

You will receive a letter confirming settlement and if you’re eligible, the letter can be used to apply for government rental assistance schemes.

Then, well, that’s it really. You are ready to begin this exciting new chapter of your life.
