Ingenia Lifestyle Ko welcomes locals to first community reveal event

VIP guests received a first taste of what’s to come at Ingenia Lifestyle Kō, as they gathered for our exciting reveal event beneath the striking backdrop of Walsh’s Pyramid at Gordonvale.
Just 23km south of Cairns, the historic township is one of Far North Queensland’s best-kept secrets, and now, it’s set to become home to our vibrant new community designed exclusively for over 50s.
The event marked an exciting milestone for the project, celebrating the official opening of the new sales suite, unveiling early details of the community’s masterplan, and welcoming the first members of the VIP Priority Club, which is now open to join.
Guests also learned that the first homes are on track to launch in the New Year, unlocking a new era of modern, relaxed living for locals seeking to rightsize their lifestyle.
Ingenia Lifestyle Kō draws inspiration from its surroundings – even its name, Kō, is taken from the Hawaiian word for ‘sugar’, paying tribute to Gordonvale’s long-running connection to sugar cane farming.
Ingenia Communities’ Head of Development – Queensland, Adam Forrester, said the project had been thoughtfully designed to blend the region’s laid-back lifestyle with contemporary over-50s living.
“There’s something special about life in the Far North, with its sunshine, scenery, and easygoing lifestyle,” Adam said.
“We wanted to capture that feeling and bring it into the heart of Ingenia Lifestyle Kō. This will be a community that delivers modern homes and resort-style living yet still feels familiar and fosters genuine community connection.”
Once complete, Ingenia Lifestyle Kō will offer 372 one- and two-bedroom homes, each equipped with solar panels and energy-efficient appliances to help keep living costs low.
Residents will enjoy a resort-inspired setting, featuring:

Importantly, the community is being delivered in close partnership with local construction operators, ensuring investment and employment opportunities flow directly into the region.
With the population of people aged 50+ in the Cairns area set to grow by more than 23,000 by 2046 according to Queensland Government Population Predictions 2021 to 2046, Adam said Ingenia Lifestyle Kō would help meet a vital need.
“We’ve wanted to bring Ingenia Lifestyle further north for some time, but it needed to be the right place and the right community,” he said.
“Gordonvale has always had a sweet side thanks to its sugar cane history, and with Ingenia Lifestyle Kō, we’re adding a little more to it.”
The Ingenia Lifestyle Kō Sales Suite is now open at 74 Norman Street, Gordonvale, with private appointments available for those wanting an early look at what’s ahead.
The first release of homes will commence sales in mid-2026.
