Purchasing Your Home
With the Ingenia land lease model, you own your home and lease the land it sits on. This arrangement is governed by government legislation, giving you the confidence and protection of a proven structure. There’s no stamp duty when you buy, no council rates, and no body corporate or strata fees, keeping your costs simple and predictable from the start.

Living in Your Home
Every Ingenia Lifestyle community is designed to make life easier, more social, and worry-free. You pay a straightforward weekly site fee, which eligible residents may be able to offset with rent assistance, available from the government. Our friendly, experienced on-site teams and resident programs ensure you feel supported and connected, allowing you to focus on living well every day.

Selling Your Home
When it’s time to sell, there are no exit or deferred management fees and you keep 100% of any capital gain. You can even pass on your home to a beneficiary, as your home is a bequeathable asset, just like any other property, so beneficiaries are entitled to sell the home or move in, if eligible. It’s a flexible model that protects your investment and gives you freedom to make decisions that suit your future.

Supported by solid legislation

Legislation for the land lease model varies slightly by state, but the intent is similar. It protects your rights and provides long-term, secure tenure, so you can feel confident your home is yours for as long as you choose to live there.

Contracts and documentation

Land lease agreements are simple and transparent. We use plain English documents with clear, predictable costs. When you choose an Ingenia community, you will be given a disclosure statement which outlines everything you need to know. It will cover important details like site fees and utilities, and list all inclusions, as well as the rules of the community you are interested in.

When you decide on the home you wish to purchase, you’ll receive a home purchase contract and a Residential Site Agreement for the land your home sits on. These outline the weekly site fee and simple community rules.
