The first homes at Ingenia Lifestyle Kō, Gordonvale's newest resort-style over-50s community, sold out quickly following our inaugural release, with strong progress being made across Stage 1, construction of the first homes and clubhouse is now well underway.
The first homes at new resort-style over 50s community Ingenia Lifestyle Kō are sold out as construction on the new clubhouse gets underway.
The latest works mark the start of the next phase for the resort-style community, which is located in Gordonvale, just 23kms south of Cairns CBD, with the milestone following the successful release of the first homes to market.
Strong early demand has resulted in all the homes within the first release being secured within weeks of release, with one and two-bedroom homes priced up to $640,000, offering a new, more attainable entry into community living for local downsizers. Pricing for the eagerly awaited Release Two will be announced soon. Once complete, Ingenia Lifestyle Kō will feature 372 homes alongside a suite of resort-style amenities, including a clubhouse, pool, gym, dining spaces, outdoor barbecue areas and lush green landscaping.
The community is expected to deliver economic benefits locally, with construction delivered in partnership with regional operators and partners such as FGF Developments, Collins Construction FNQ, and Allaro Homes - supporting jobs and industry across Far North Queensland. These partnerships will create sustained employment for local trades, contractors, and suppliers, while prioritising locally based businesses to drive direct economic activity throughout the build.
Ingenia Lifestyle Head of Development - Queensland, Adam Forrester, said Ingenia Lifestyle Kō was designed to meet growing demand for lifestyle-focused housing in the region.
“We’re seeing strong interest from locals who want to stay in the Far North but are seeking a lower-maintenance lifestyle with greater opportunities for connection, wellbeing and community,” he said.
“There’s something unique about this part of Queensland and Ingenia Lifestyle Kō has been created to reflect that, bringing together modern homes with the relaxed community focused way of life people already love.”
Named after the Hawaiian word for ‘sugar’, Ingenia Lifestyle Kō pays tribute to Gordonvale’s rich agricultural history with sugar cane farming, while introducing a new chapter for the town.
With the regions over 50s population forecast to expand by more than 20,000 people by 2046 according to Queensland Government population projections 2023 edition published by the Queensland Government Statistician’s Office (QGSO), Mr Forrester said communities such as this would play a key role in meeting future housing demand.
“This is about giving people more choice, allowing them to stay connected to the community they know and love, while enjoying a lifestyle that better suits the next stage of life,” he said.
With construction gaining strong momentum across Stage 1, work on the first homes is expected to begin in July.
