Construction begins at Ingenia Lifestyle Sunbury

To mark the milestone, a sod turning ceremony was held on March 19 at the Sunbury site, in Melbourne’s north-west. The event was attended by council dignitaries, Ingenia staff and project partners, who came together to celebrate the start of construction. 

The community is designed to deliver modern, low-maintenance living in a relaxed country-style setting. 

Delivered in partnership with BuildLab, the company also currently constructing Ingenia Lifestyle Springside in Melbourne’s north, Ingenia Lifestyle Sunbury will include 166 beautifully designed homes, offering a mix of one, two and three-bedroom layouts designed specifically for downsizers seeking comfort, quality and lifestyle. 

At the heart of the community will be a state-of-the-art clubhouse and resort-style amenities, designed to support connection, wellbeing and an active lifestyle. 

Outdoor facilities will include a pickleball court, potter’s shed and community garden, while inside residents will enjoy a swimming pool, gym, expansive function hall and lounge, as well as a sports bar. Construction of the clubhouse will be undertaken by Harris HMC, a builder with extensive experience delivering lifestyle community facilities. 

Sunbury is well known for its iconic music festivals of the 1970s and its creative, free-spirited culture – a spirit that continues to shape the vision for Ingenia Lifestyle Sunbury. 

Ingenia Communities Head of Development NSW and Victoria, Simon Burk, said the township’s sense of community had helped inspire the project.

Residents will also benefit from easy rail connections to Melbourne’s CBD and quick access to the Calder Freeway and Melbourne Airport. 

Interest in the community is already building, following the recent opening of our Sales Suite on March 12. More than 60 people attended the opening event, with many visitors registering as VIP buyers, highlighting strong early demand. 

The Sales Suite is accessible via Barrington Lane, and prospective homeowners are invited to step inside and learn more about the community and the homes that will be on offer. 

Civil works and in-ground services for Stage 1 are expected to be completed shortly, with display homes anticipated to open in the last quarter of 2026.
