Logan Demand Grows For Affordable Over 50s Homes

Strong interest in two Logan over 50s communities has signalled growing demand from locals looking to capitalise on increased median house prices and downsize to a more affordable option.

A total of 35 homes have sold in the Ingenia Communities-owned Ingenia Lifestyle Chambers Pines and Ingenia Lifestyle Bethania since launching their current stages to the market in late 2015.

Ingenia Communities, General Manager Sales, Kate Melrose said two recent open days attracted more than 200 open day attendees who were Logan locals looking for more than just a new home.

“The feedback from our open days was that locals were not only looking to downsize but to also improve their overall lifestyle,” Ms Melrose said.

“Our communities provide downsizers with greater control of their lives and an opportunity to enjoy a brand new home at the same time as having the freedom of more money in the bank.

“And if you need care and support in the future, we offer an innovative support program, Ingenia Wellbeing, that lets you live independently in your home longer.”

According to Ms Melrose, the Ingenia Lifestyle model is unique in that buyers purchase a new, architecturally-designed manufactured home and lease, rather than own, the land.

“The popularity of this model is its simplicity, ensuring a much more affordable entry price point and eliminating the need for residents to pay stamp duty or entry and exit fees, yet it still means the home owner keeps 100% of any capital gains if the home is sold,” Ms Melrose said.

“We believe our clients work hard for their money and should be able to retain the full value when they sell.”

Property research expert and Resolution Research Director Diana Howes said there was high demand for affordable homes in the Logan region, with a traditional house and land lot selling at premium prices.

“Housing demand throughout Logan City is currently escalating at unprecedented rates. This high level of demand is having an inflationary effect on housing values, with Logan City’s median house price recording the second highest rate of price growth over the past ten years throughout South East Queensland,” said Ms Howes.

“With the median house price now sitting at $385,000, and likely to continue to escalate over the coming years, opportunities for quality, affordable home purchases are now becoming limited.

“Taking into consideration the comparative affordability of Ingenia Lifestyle’s two Logan communities and market conditions, now may well be an opportune time to consider making the move into a low-maintenance, hassle-free retirement environment like that on offer.

“Bethania in Logan is a retirement hot spot with the proximity to Brisbane and Gold Coast making it a popular and affordable location and Ingenia Lifestyle Bethania sets a new benchmark of quality affordable seniors living with the estate’s quality home designs, internal landscaping and layout and community facilities unmatched throughout greater Logan.”

Visitors to two recent open days at the communities were impressed by the facilities, including Bethania’s resort-style clubhouse, the swimming pools and lawn bowls greens at each community, the general sense of comradery our current residents exude and the synergy they have created with the onsite management team.

Brand new homes are available from just $210,000 at Chambers Pines and $299,000 at Bethania, with a variety of floorplans available.
